About DHA Phase 2

Introduction

DHA Phase 2 Islamabad is an older residential area and one of the more established areas in Islamabad. Its total area is approximately 15,000 kanals. As it is situated between G.T. Road and the Islamabad Highway, residents can easily access both Islamabad and Rawalpindi.

Unlike many of the newer housing options, DHA Phase 2 has a constructed built environment. Vacant land has been developed with residential and commercial plots, roads, and parks. Healthcare and school facilities have also been built. DHA 2 is also well connected to major arterial roads and other developed communities. Because of this, the community is considered a good place for families to live and invest.

DHA Phase 2 Islamabad Location

DHA Phase 2 is situated between the Islamabad Highway and the G.T. Road. From DHA Phase 1, DHA Phase 2 can be accessed through IJP Road.

Main DHA Phase 2 Access Points

DHA Phase 2 has several main access points. These access points include:

IJP Road

This road connects DHA Phase 1 and DHA Phase 2. Sohan Flyover connects IJP Road to Islamabad Expressway. Once Phase 2 is connected to Islamabad Ring Road via DHA Phase 3, access from Islamabad Expressway will be available.

G.T. Road

To access DHA Phase 2 from G.T. Road, there are two routes available. One route is through Bahria Enclave whilst the second route is through CDA Sector G-14/2. G.T. Road intersects DHA Phase 2 via Naushera Chowk and Zero Point.

Islamabad Highway

This route connects DHA Phase 2 with Farash Town and College Road. To access Phase 2 from the Islamabad Highway, take the Chotti Afghana Road turn.

Developer

DHA (Defence Housing Authority) is responsible for planning and constructing DHA Phase 2, Islamabad. DHA is responsible for the development of all Defence Housing Authorities in Pakistan. DHA Phase 2 Islamabad has approximately 15,000 kanals of land.

Development Plan

DHA Phase 2 has four main blocks, labelled

DHA Phase 2 Islamabad

DHA Phase 2 is located in a prime location in the Islamabad-Rawalpindi region. Phase 2 benefits from its proximity to G.T. Road and the Islamabad Highway. Both roads provide an easy connection to the twin cities' major road networks.

The Phase 2 location can be a selling point for inhabitants traveling to the following locations

  • Islamabad
  • Rawalpindi
  • Rawat
  • T-Chowk
  • Islamabad Expressway
  • G.T. Road
  • Bahria Town and the surrounding areas
  • Major Business hubs

Phase 2 also has an advantage over other communities located farther away from urban centers.

Important areas and destinations surrounding DHA Phase 2 include:

  • Giga Mall and nearby commercial areas
  • Islamabad Expressway
  • G.T. Road
  • T-Chowk
  • Rawat
  • Bahria Town
  • Islamabad Highway
  • Major institutes of learning across the wider Twin City
  • Healthcare facilities across Islamabad and Rawalpindi

The actual travel time varies by sector, gate combination and destination, so buyers are advised to check the route from the property before considering the phase location.

Master Plan and Map of DHA Phase 2 Islamabad

Planning for DHA Phase 2 includes constructing residential neighborhoods with services. Residential subdivisions are connected by a system of main and secondary roads and by commercial areas. Parks and community services are located evenly along the main roads.

The following sectors were likely included in the second phase:

  • Sector A
  • Sector B
  • Sector C
  • Sector D
  • Sector E
  • Sector F
  • Sector G
  • Sector H
  • Sector J

Other maps and documents may use different terminology for sectors. In every case, the latest official map must be consulted to determine the official sector, street, and plot number for every purchase.

Road Network

One important feature of DHA Phase 2 is a well-developed road network. The main roads serve the different sectors, and the internal streets serve the residential plots.

Plot Positioning & Prices

Plot position relative to the main roads also determines pricing. A plot on a main road is likely to be more expensive than a similar-size plot on a smaller, less active road.

SECTORS OF DHA PHASE 2

Sector A

Sector A of DHA Phase 2 offers plots in a more developed area with better amenities.

Sector B

Plots in Sector B are located on well-developed roads, close to amenities.

Sector C

Sector C of DHA Phase 2 also offers plots in developed surroundings and is well connected by internal roads, parks, and all the necessary services.

Sector D

Sector D also offers developed plots in DHA Phase 2.

Sector E

Sector E of DHA Phase 2 is also an ideal option for those looking to purchase larger plots of land.

Sector F

Sector F is also situated on wider roads and has good community facilities, and buyers looking to purchase a plot can consider this area.

Sector G

Sector G offers residential plots in the established part of the community. There are various factors that determine the value of a particular plot, such as its location on the street, plot size and shape, and proximity to amenities.

Sector H

Sector H is another built-up residential sector. Its location in Phase 2 of the overall community design makes the major roads and community facilities easily accessible.

Sector J

Sector J has residential plots and is appropriate for buyers looking at various options of plot size and location. As with the other sectors, the street and surrounding plots have to be viewed before offering.

Residential Plot Sizes

DHA Phase 2 offers different plot sizes across different sectors and property listings.

The most common sizes are:

Plot Size

Suitable For

5 Marla

Compact residential construction

7 Marla

Medium-sized family home

10 Marla

Buyers should check the exact plot size and category before finalizing their purchase.

Distance from commercial areas

  • Development/construction around the plot
  • Possession
  • Documents
  • Demand

A reason other properties should be compared to one that may seem cheap is that a lot of factors affect plot prices.

Available houses can vary a lot in many dimensions, like:

  • Plot sizes
  • House sizes
  • Number of bedrooms
  • Number of bathrooms
  • Basements
  • Parking
  • Quality of construction
  • Level of renovation

All else being equal, built houses have a major advantage over new construction for families, since they guarantee immediate occupancy with a much lower time and management burden.

Due to the community's established nature, rental demand comes from families, professionals and people working in Islamabad, Rawalpindi and beyond.

Rental value is influenced by:

  • Overall size
  • Quality of construction
  • Sector
  • Accessibility
  • Security
  • Available parking
  • Quality of nearby services
  • Property condition

Rental income must be evaluated against costs of purchase, maintenance, and other expenses. Something must actually be rented before it can generate any income.

Apartments are a good alternative for buyers who do not need a large, free-standing house.

Factors which can influence the demand for apartments are:

  • Location
  • Quality of construction
  • Security
  • Quality of parking
  • Lifts
  • Backup utilities
  • Nearby commercial areas
  • Rental demand

Buyers of apartments must check all ownership and maintenance documents, building approvals, utility connections, and service charges.

Commercial areas located within and around DHA Phase 2 provide shopping and services for residents.

Commercial property may consist of the following:

  • Shops
  • Offices
  • Retail units
  • Restaurants
  • Service business
  • Other commercial spaces

The analysis of commercial property is more location-specific than residential property. For example, a shop on a busy commercial road may perform better than a shop of similar size on a road with less activity.

The following factors are important:

  • How much main road frontage is available?
  • How much foot traffic is there?
  • What is the available parking?
  • What is the population of the surrounding area?
  • What is the competition?
  • Ease of access to the property?
  • Market rental demand?

Giga Mall and Commercial Convenience

The DHA Phase 2 area has Giga Mall. It provides services and amenities for shopping, dining and entertainment for neighboring communities.

The residents also have local smaller commercial areas for their daily necessities such as pharmacies, shops, groceries, restaurants, banks, and services.

Parks and Green Spaces

Green spaces are integral in the planning of the residential environment. Residents need places for recreation and active living, and parks and landscaped areas provide them.

Having a park nearby is an important feature of a residential area, especially for families. However, living near a park also increases the price of the property.

Jacaranda Family Club

One of the many lifestyle facilities associated with the DHA Phase 2 area is the Jacaranda Family Club. The other facilities include recreation areas and family clubs, which provide dining amenities and enhance the appeal of the residential community.

Buying a property in DHA Phase 2 means you'll have access to everything. DHA provides all the educational and medical needs of its residents within its premises, and additional educational and medical institutions in the surrounding twin cities. DHA community members enjoy the ease of living in a fully developed community with excellent educational and medical facilities.

While purchasing a property, it is recommended that a buyer visit the preferred school of their child to check the actual distance and time it might take to travel to that school. Because distances may seem near in the layout of a development, but may actually be further away on the roads.

DHA provides access to health care and medical facilities within its premises, as well as health care facilities located in and around Islamabad and Rawalpindi. For families, the biggest concerns include:

  • emergency access
  • distance to medical facilities
  • availability of clinics
  • availability of pharmacies
  • specialty care
  • accessibility of the roads

Healthcare options are sector-specific, and a family's medical needs dictate which options they should consider.

DHA provides a safe and secure residential community with controlled community access, security teams, and mobile patrols.

Buyers should still inspect the street, surrounding properties and access points for any houses or plots they are considering purchasing. Security needs to be discussed as just one of the several factors that contribute to the assessment of a property as a whole, rather than the determining factor.

Utilities and Infrastructure

Infrastructure and access are key selling points when choosing to purchase a plot in an established housing society over an unestablished one.

The advantages of established housing societies include:

  • Provision of services such as electricity, water, sewerage, and roads, as well as street lighting, a waste disposal service, and connectivity for telecommunication and business activities.

When purchasing a property, verify the availability and status of each utility for the specific plot or house.

Gates and Accessibility

DHA Phase 2 has a wide selection of access points to what are considered the major roads and other surrounding areas. Depending on what their destination is, the proximity of the access point to a route may be determined to be the best or the most convenient.

For example, a person who goes to and from work on Islamabad Highway on a regular basis may want a property that has easy access closer to Islamabad Highway. In contrast, the person who regularly uses G.T. Road and goes to and from work on Rawalpindi Highway may want easier access to G.T. Road.

When it comes to choosing a phase, location is a big deciding factor.

Best Areas for Families

For a family, the best property offers a combination of:

  • peaceful surroundings,
  • parks,
  • schools,
  • clinics,
  • shopping,
  • convenient access,
  • reliable services,
  • a house that is appropriate for their needs within the given phase.

Choosing a more convenient location in an established phase may provide better utility over the longer term, even if it costs more to buy.

For any particular buyer, there is no one sector which is inherently the most intelligent investment opportunity.

The structure of smart investment opportunities largely depends on the investor's goals and what they value.

Why Investors Are Interested In DHA Phase 2

DHA Phase 2 has numerous characteristics that appeal to property investors, such as:

  • Established Residential Area
  • Connectivity To Key Facilities
  • Quality Infrastructure
  • Residential & Commercial Property Options
  • Established Rental Market

While potential investors should recognize that prices are always changing and no investment is completely safe, DHA Phase 2 appeals particularly well to investors.

Some Things Potential Investors May Want To Keep In Mind

Investors are right to be cautious, as there are disadvantages to DHA Phase 2 that investors should be aware of prior to purchasing.

Premium Price Location

Well-developed and conveniently located areas will cost more than less-developed or less conveniently located areas.

Maintenance Costs

Owning and maintaining a large property or a premium property can be pricey due to maintenance and utility costs, as well as the need for renovations.

Liquidity

A seller’s desired price may lead a property to not sell immediately. Prospective buyers should consider how long they are prepared to hold the property.

Documentation

Proper documentation is of utmost importance in property transactions. A low asking price should not replace proper documentation checks.

Starting Price for a Property in DHA Phase 2

  8. Utility connections
  9. Approved construction details for houses
  10. Applicable taxes and transfer charges

Final

DHA Phase 2 Islamabad has a great balance of an established residential setting, connectivity, and diversity in the property offerings. It is situated in the middle of the G.T. Road and the Islamabad Highway. Residents are able to commute to the twin cities with ease, as the development of the infrastructure considerably decreases concerns relating to the uncertainty of housing projects.

Roads are convenient for families as they have access to hospitals, schools, parks, shopping, and other necessary amenities. Properties in DHA Phase 2 Islamabad make for great investments. Residential and commercial plots, houses, and apartments are available.

Not all plots are worthwhile investments. As with any investment property, factors beyond the price need to be considered, such as the street and sector, plot position, documentation status, development, and future demand.
